Concrete work completed

Eagle Concrete Systems has completed 134,851 square feet of concrete work on the Cypress Woods Retail Center at 9370 Six Mile Cypress Parkway in Fort Myers. The center is anchored by Wal-Mart and BJð# Wholesale Club. The remaining portion of the 134,851-square-foot shopping plaza will be occupied by Bealls Department Store, PetSmart, OfficeMax and A.C. Moore. Construction is scheduled for completion in August. Designed by Fisher & Associates Inc., the single-story retail center was constructed of steel-reinforced concrete tilt-walls. Bobby Vetri of Eagle Concrete Systems was the project executive, and Abel Limones was the project superintendent. Benderson Development Company Inc. is the developer/general contractor.

Treviso Bay earns awards

Treviso Bay, the 1,050-acre gated, golf and resort-lifestyle community south of St. Andrew Boulevard on U.S. 41 East, was honored with three Telly Awards. According to Premier PropertiesðÐRod Robinson, the director of sales and marketing for Treviso Bay, the Telly Awards are an annual international competition that showcases the best work of advertising agencies, production companies, television stations, cable operators and corporate video departments. Treviso Bay was honored a Silver Telly, which is the highest award, for Best Use of Animation, and two Bronze Telly awards for Best Real Estate Commercial and Best Use of Music.

Construction begins

Nu-Cape Construction Co., a division of Owen-Ames-Kimball Co., has begun construction of a 4,100-square-foot buildout in Parker Commons for the new offices of Cardiology Consultants of Southwest Florida. This work for the practice of Dr. Steven West and Dr. Elliot Hoffman involves finishing an existing shell for a medical office. The scope of work includes new underground utilities and concrete slab, interior framing and finishes, exterior modifications and new mechanical and electrical systems. The one-story space will have a patient waiting area, eight exam rooms, a nursesðÐstation, physician offices, a lab and areas for procedures and specialized cardiac testing. The Nu-Cape team includes Angelo Montemarano as jobsite superintendent, Dave Dale as general superintendent, and Butch McGovern, general manager of Nu-Cape Construction, as the project manager.

Address delivered

Dennis Gilkey, CEO and managing principal of Gilkey Organization, a Bonita Springs-based real estate advisory and land development company, gave a presentation entitled ðölorida TrendsðÐat the Professional Club Marketing Association Florida membership conference in Boca Raton. Gilkey spoke about trends in the stateð# growth and development, and how they will affect the private club industry in coming years. He addressed issues including traffic, environmental protection, education, and the growing baby-boomer population, which comprises a significant percentage of club membership.

Mortgage office opens

Meridian Financial Matthew & Associates, a full service correspondent mortgage lender, has opened its offices at 12599 New Brittany Blvd. in Fort Myers. A net branch of Meridian Financial, the company offers mortgage services for residential and small commercial clients. Among the loan products offered are first and second mortgages, home equity loans, debt consolidation, refinance, bridge loans, home improvement loans, new construction purchase, reverse mortgages, and land purchase. Matthew G. Breheny, branch owner/operator, is a licensed mortgage broker with more than a decade of experience in mortgage lending. A native of Queens, N.Y., he has lived in Fort Myers since 1991. His previous experience includes positions as loan originator with Mortgage Loan Associates, Pinnacle Mortgage Corp. and Benchmark Home Finance Group, all of Fort Myers.

Shops project finished

J.L. Wallace Inc. has completed construction of retail shops at Estero Town Commons on Estero Town Commons Place. The project consists of two retail structures totaling more than 25,500 square feet. Additionally, it includes related site concrete, site lighting, retaining walls and landscaping and irrigation work surrounding the shops and Loweð# Center. The single-story concrete masonry structures include structural steel and metal decking and a single-ply membrane roofing system. The exterior finishes include exterior framing and an extensive stucco finish with moldings. Harold Morgan of J.L. Wallace served as senior project manager, and Russ Henning served as superintendent.

Interior work begins

Stevens Construction has begun construction on the interior space of the Azul Cosmetic Surgery and Medical Spa. Located in the Parker Commons office complex off Daniels Parkway in Fort Myers, the 7,500-square-foot building will include Dr. Patrick Flahartyð# facial cosmetic surgery practice and medical spa, and three additional suites available for sale or lease. Azul Cosmetic Surgery and Medical Spa will consist of four exam and treatment rooms, a nursesðÐstation, a photo lab, office space, and a conference area to host monthly seminars. Marty McClain is the project manager, Jeff Kless is the superintendent, and Janet Edwards is the project administrator. Completion is scheduled for September.

Transactions

Investment Properties Corp., reported the following transactions:

CHM of Naples Inc. leased 787 square feet of office space from Courtney Enterprises Inc. at 36 U.S. 41 S., Unit 4. Paige Eber negotiated the transaction.

St. Lucy Home Provider Services Inc. leased 635 square feet of retail space from Kingstown Family Trust II LLC in the Sunset Plaza at 10823 U.S. 41 N., Unit G. Patrick Fraley negotiated the transaction.

Collier Custom Building Inc. leased 2,400 square feet of industrial space from WVG Limited Partnership at 6187 Shirley St., Unit 1. Christine Gonnering Martin negotiated the transaction.

ABC Liquors Inc. purchased a 1.744-acre vacant lot from Southern Centers in Naples LC at 6800 Collier Blvd. for $1.2 million. David J. Stevens negotiated thd transaction.

CB Richard Ellis announced the following transaction:

Scott R. Dunnuck and George B. Atkinson handled the sale of two properties on Fifth Avenue South in Naples. Granite Naples 365 LLC and Granite Naples 405 LLC purchased the two retail buildings at 365 and 405 Fifth Ave. S., along with a parking lot at the southeast corner of Fourth Street and Fourth Avenue South from Jack Antaramian and David Nassif as co-trustees of The Fifth Avenue Realty Trust. The transaction for the three properties totaled $25,668,790.

Acosta Insurance Group has leased 1,225 square feet of retail space in North Bay Village at 26381 U.S. 41 S. in Bonita Springs from Craven-Shaffer North Bay Village LLC. Tim P. Tillapaugh represented the tenant, and Judy Hermann of Pelican Bay Development represented the landlord.

Regency Centers, a national owner, operator and developer of grocery-anchored and community shopping centers, has closed on the acquisition of Corkscrew Village shopping center at 21301 U.S. 41 S. in Estero. Corkscrew Village shopping center is an 82,011-square-foot shopping center anchored by a 51,420-square-foot Publix supermarket along with Wachovia, The UPS Store and a variety of retail and service businesses.

Arrowhead Apartments II Ltd. has sold 9.99 acres in Arrowhead Reserve at Lake Trafford to Crestview Park II Ltd., a division of The Carlisle Group of Miami. Arrowhead Apartments II Ltd. is an MDG Capital Corp. company based in Naples. In this newest phase of construction at the Immokalee community, Crestview Park II Ltd. plans to build six buildings, each with 16 one-to-three bedroom apartments, according to MDG Capital Corp. President William Klohn. This is the second tract of land at Arrowhead Reserve that The Carlisle Group has purchased. Construction on the first parcel is complete, with 208 rental apartments in 13 buildings, most of which are occupied. Arrowhead Reserve at Lake Trafford is a 307-acre planned unit development. Upon completion, the community will have 1,245 residences ðÐCrestview Parkð# 304 apartments, 464 single-family homes, 188 townhomes and 289 condominiums.

Allard Commercial Inc. has leased Suites 1 and 2 in Westgate Industrial Park, 300 Leonard Blvd. N., Lehigh Acres, to Iglesia DeCristo Sendero DeEsperanza Corp. Kevin Rosenthal and Jeffrey Stillwell handled the transaction.

Talamh Assoc. LLC has leased Unit 208, Village Shoppes at the Park in Fort Myers to Vu, Tony-Tuyen Coa d/b/a Majestic Nails & Spa. Honora Jacobus handled the transaction.

Park Central North LLC has sold a 3,170-square-foot commercial condo at 5495 Bryson Drive, #421 & 422, Naples, to Bryson Realty LLC for $725,000. The listing broker was Denise DaSilveira, and the co-broker was Kevin Fitzgerald of NAI Southwest Florida.

IntelliFlex Daniels Parkway has leased Suites 3 and 4 in the Worthington Commerce Park, 12821 Commerce Lakes Drive, Fort Myers, to Brinks Home Security Inc. Alex Wright and Robyn Wright handled the transaction.
